We were married on Maui in 2005 and fell in love with the Island. We explored Maui to find a place we knew we would want to keep coming back to for years to come. And we found it! At the time we bought up a bunch of weeks at Kahana Beach Resort. Since then we have retired and moved to Maui and are now offering up our official deeds to other individuals at a reasonable price at a fraction of the original developer price. All units are individually owned deeded timeshares. This means as owners we take pride in our investment and treat the resort as if it were our own. You will be hard pressed to find a week out there at a cheaper price especially with these views! We are able to list the asking price low because we are not using a broker and want to prevent it from going unused. We have went through the timeshare sale process dozens of times as both buyers and sellers. I’m well versed on how it works and always happy to help. We have seen turtles, rays, seals and whales right from our lanai. Sleeping to the sounds of the ocean waves crashing on the beach with the lanai doors wide open. Brand new tile floors, granite countertops and maple cabinets in both the kitchen and the bathroom. Quiet sandy beaches. There truly are not many people on these beaches. This resort is setback from the main highways and hustle and bustle of the major hotel chains and is right on the ocean. Minutes Away From Championship Golf Courses, Famous Restaurants and Maui’s Most Popular Beaches and Shopping. It is also only about one mile away from a grocery store. Having our own kitchen so we do not have to eat out for every meal and eating on our lanai while watching the sunset. About The Ownership Usage – Annual Every Year 1 Week – Begins August 1st through July 31st of every year. The week for August 1st 2024 through July 31st 2025 is currently available and all fees/taxes are paid and will need reimbursement to seller. You WILL get to use the week to stay or bank it to use the next usage year.Next Usage will begin August 1st 2025 through July 31st 2026. Unit – Studio Exchange Company (If you choose to use one.) – BOTH Interval International & RCI Week / Unit – This is a FLOATING week**. Official deed is for unit #804. This is a fee simple deeded timeshare (Just like a traditional home or condo). Therefore you can pass it on or sell it to whomever you like. **Floating week means you can use any week of the year (weeks 1-50). You simply call the resort (or book online) and based on availability you would reserve the week you are looking for. The unit number on the deed is simply for deeding purposes. You will get assigned a room at check in. All rooms are identical in nature and have an incredible view of the ocean.*About The Fees Paid For By Buyer (ALL THE DETAILS) $2,999.99 to seller. (Purchase Price) Resort Maintenance Fees for August 1st 2024 through July 31st 2025 were $1,180.08. Already Paid by seller. Resort Taxes for August 1st 2024 through July 31st 2025 were $203.00. Already Paid by seller. Please understand that the resort may also require you to pay August 1st 2025 through July 31st 2026 maintenance fees and taxes prior to closing. That is simply an advance on the maintenance fees and taxes and will count towards that use year. The money is not lost. Closing costs of $450.00. I have used Dedicated Timeshare Services many times in the past. They did a great job with excellent service for an amazing price. If you would like to use someone else I’m sure we can work something out. If you chose to do title insurance with the closing company that will be at the buyer’s expense.
